Selecting the right home builder for your needs and type of home you seek is one of the most important decisions you make during the home building process. There are some ways to speed up this research and selection process to ensure you find a quality builder who is a good match for your new construction home.

To start, define your needs. Most builders specialize in specific types of homes, price ranges and/or styles. For example, a company who builds starter homes for first time buyers is likely not also building million dollar homes for customers. This is why it is important to find a builder who fits your style and budget. The types of building materials used, contractors used and building process itself can vary different between builders. Make sure you know what your style and budget are before moving forward. Ask to look through the portfolios of potential builders. If you don’t find your style in their portfolio, they likely aren’t the best fit for you.

Secondly, consider experience of the builder. You want to be working with a reputable company. Many companies will offer customer references and referrals. Ask past homebuyers if they were satisfied with the builder. Also, don’t negate new firms-as most teams include seasoned pros. You should be looking for strong experience overall in the team you choose.

Third, check into the company details. Is the builder licensed? Is the builder insured? Ask about the type of insurance the builder has as well of any contractors they carry. Make sure both you and the builder will be covered during the building process. Ask about warranty and service. New build homes should come with a warranty which can give you peace of mind about major repairs. A structural warranty of ten years or longer is ideal. You want a builder who provides prompt and courteous service under warranty and who also takes the time to explain the proper maintenance and care that any home needs.

Lastly, look for signs of quality. You can do this by touring model homes or homes of past buyers. While touring, pay close attention to the look, feel and quality of the home. Ask about materials used for construction. Pay attention to details. Also look for quality people in the company. Did the employees show sincere interest in you and your needs? Did they listen carefully and provide good answers? Provide prompt feedback?
